Background of the Study:
Landlord-tenant relationships in urban areas play a critical role in shaping the housing market and social stability. In Abeokuta South, rapid urbanization and the increasing demand for housing have intensified conflicts and negotiations between landlords and tenants (Oluwole, 2023). Disputes often arise over rent, maintenance responsibilities, and eviction practices, leading to tensions that undermine the stability of urban communities (Akinola, 2024). This study critically examines the dynamics of these relationships, exploring how socio-economic factors and regulatory frameworks affect the interactions between landlords and tenants. It discusses the role of government policies in mediating conflicts and ensuring fair practices, while also considering the impact of cultural perceptions and economic pressures on housing negotiations (Babatunde, 2025). By integrating qualitative interviews with quantitative data analysis, the research aims to provide a nuanced understanding of the challenges and opportunities inherent in urban housing relations. This approach allows for the identification of best practices and potential policy reforms to foster a more equitable housing market.

Statement of the Problem:
Landlord-tenant conflicts in Abeokuta South have escalated due to rising housing demands and ambiguous regulatory frameworks. Issues such as unfair rent increases, delayed maintenance, and arbitrary evictions compromise housing stability and tenant welfare (Oluwole, 2023). These disputes highlight the need for a systematic investigation into the underlying causes and potential solutions (Akinola, 2024).

Objectives of the Study:

  • To analyze the current state of landlord-tenant relationships in urban housing.
  • To identify key factors contributing to housing disputes in Abeokuta South.
  • To recommend regulatory reforms to improve housing relations.

Research Hypotheses:

  • H₃: Effective policy reforms can improve the dynamics of landlord-tenant relationships.

Significance of the Study:
This study provides critical insights into urban housing dynamics, offering evidence-based recommendations to improve landlord-tenant relationships. Its findings aim to inform policymakers and stakeholders on creating a more balanced and fair housing market (Babatunde, 2025).

Scope and Limitations of the Study:
This study is limited to examining landlord-tenant relationships in urban housing within Abeokuta South Local Government Area, Ogun State, focusing solely on issues pertinent to this region.
